Maintenance Manager

Full Time Role / 40 Hours pw

Monday - Friday (on call 24/7)

Experienced Maintenance Manager for our ultra-modern, purpose-built Retirement Village with 58 Apartments and a 12 bed Care Home.

What we are looking for:

General maintenance duties include the following:

  • Provision of general handyman services to a high standard

  • Ensure BWOF (Building warrant of fitness) is kept current and complies always

  • Manage long term maintenance, planned maintenance and preventative programmes throughout the year while maintaining accurate records, annual updates and completion of all programmes in expected time-frames. This includes plant, equipment, buildings, swimming and spa pools

  • Preparing an annual budget and recommendations for property maintenance

  • Manage procurement and stock control of all maintenance, cleaning products and consumables. Inventory is kept safely; stock levels are rotated and monthly stock-takes are carried out to ensure there is sufficient stock on hand

 

 

Resident Relations

  • Assists with the orientation of new residents

  • Provision of prompt responses to resident maintenance requests and prioritize

  • Undertakes necessary preparations for open weekends, resident functions and special events

  • Delivers a consistently high standard of customer service always

  • Driving as and when required

 

Refurbishments

  • Takes responsibility for scoping vacant apartments in conjunction with key staff

  • Engage contractors and suppliers as required to undertake refurbishments

  • Manage the refurbishment process for all vacant apartments to deliver high standards of functionality and deliver profitable cost centres

  

Health and Safety

  • Takes responsibility for health and safety in line with the requirements of the Health and Safety Act and with company policy and guidelines

  • Manage all H&S requirements for Contractors

 

 

Cleaning

  • Collect general rubbish and arrange recycling or disposal

  • Arrange special disposal of clinical materials from medical staff

  • Cleaning of grounds

  • Cleaning of exteriors of buildings

  • Cleaning of all rubbish collection areas

  • Cleaning of Company vehicle, inside and out

  • Cleaning of Swimming pool and Gym areas

  • Cleaning of basement level carpark floors as required

 

  • Carry out any other duties as advised from time to time

  • On call 24/7 days a week

 

This is a full-time position of 40 hours, worked Monday through to Friday while being on call 24/7.

You will have a great team of staff to work with, and our residents are a pleasure to spend your days with.  You will need a bright disposition, be reliable and dependable, have a good sense of humour and be a team player as the role encompasses hands-on-work, mentoring, and some administrative duties.

You will need to deliver your maintenance services to the same gold standard as other departments at Remuera Rise and ensure that internal and external policies and procedures are fully adhered to.
